ZONING MEMORANDUMS & CERTIFICATES
The South Interlake Planning District (SIPD) is able to provide written confirmation of a property’s conformance with zoning and applicable site regulations, as well as details regarding open and closed permits for a particular property. Below is a list of these services and associated submission requirements.
1. Zoning Memorandum (with BLC): Confirms conformance with zoning site regulations.
Requests for this type of Zoning Memorandum must include:
- A written request, including the legal and/or civic address of the subject property and the applicant's contact information;
- A Building Location Certificate (BLC) for the subject property;
- Fees in accordance with the SIPD’s Fee Structure By-Law (Click Here for PDF).
NOTE: A Zoning Memorandum without a BLC can be issued for the purpose of confirming that a current land use is in conformance with current applicable zoning regulations. This type of Zoning Memorandum must include details on the current land use within the written request.
2. Zoning Memorandum (Permit History): All others, including the status of previously issued permits.
Requests for this type of Zoning Memorandum must include:
- A written request, including the legal and/or civic address of the subject property and the applicant's contact information;
- Written authorization from the landowner allowing the release of permit information;
- Fees in accordance with the SIPD’s Fee Structure By-Law (Click Here for PDF).
3. Zoning Compliance Certificate: Confirms that an existing land use, building or structure (with BLC) conformed to previous applicable zoning regulations, and is therefore a legal non-conforming use, building, and/or structure.
Requests for a Zoning Compliance Certificate must include:
- A written request, including the legal and/or civic address of the subject property and the applicant's contact information as well as an explanation of the existing land use on the property;
- A Building Location Certificate (BLC) for the subject property (only required for building/structure confirmation);
- Written authorization from the landowner allowing the release of permit information;
- Fees in accordance with the SIPD’s Fee Structure By-Law (Click Here for PDF).
